Removing a Load-Bearing Wall in Vancouver: Permits and Beams

You cannot tell whether a wall is load-bearing by knocking on it. Removing a load-bearing wall in Vancouver means having a structural engineer confirm what the wall carries, design a replacement beam with the posts and footings beneath it, and seal a drawing for your building permit application. Demolition waits until the permit is in hand and shoring is standing.

Only an inspection settles it. Joist direction, stacked walls and what sits in the basement tell the story; tapping only finds studs. The beam is half the design; the posts and the footings under them finish the load path to the soil. Vancouver works under the Vancouver Building By-law 2025; the rest of Metro Vancouver under the BC Building Code 2024. A beam picking up concentrated loads falls outside the Part 9 span tables, so it needs an engineered design and usually letters of assurance. Shoring goes in before any studs come out.

Is the wall load-bearing? Why tapping proves nothing

Knocking on drywall finds studs and hollow spots, not load: a bearing wall and a partition are framed from almost identical lumber. The reliable clues are geometric. Joists that run perpendicular to the wall and stop over it are bearing on it, and a wall that lines up with a wall above and with a beam, post or thickened footing in the basement is almost certainly part of a load path.

Vancouver's housing stock complicates this. Pre-war Craftsman bungalows predate any drawing you are likely to find. The Vancouver Special, built in large numbers from the mid-1960s into the 1980s, puts most of its living space upstairs over a shallow ground floor, so ground-level walls often carry more than owners expect. A wall that was non-bearing in 1948 may carry a point load today because someone altered the roof above it.

There is a second question homeowners rarely ask: is the wall part of the lateral system? A wall can carry almost no gravity load and still be a braced panel resisting earthquake and wind forces. Southwestern British Columbia carries some of the highest seismic hazard in Canada, and Part 9 of the BC Building Code sets out lateral bracing requirements for wood-frame construction for that reason. That is why seismic engineering belongs in an open-concept renovation.

What the engineer looks at on site

The engineer is assembling the load path from roof to soil:

  • Joist size, species, spacing, span and direction above and below the wall.
  • What sits above: roof only, one storey, two storeys, or a point load from a post or beam.
  • What is under the wall: a strip footing, a pad, or only a slab on grade.
  • Prior alterations, notching, sagging floors and signs of movement; where cracking runs deeper, see foundation cracks and settlement in Vancouver homes.
  • The lateral system: sheathing type, how much full-height wall remains on that line, and where hold-downs exist.

Sizing the beam, the posts and the load path

The beam takes the tributary width of floor, roof and snow load the wall used to support, plus any point loads landing on it. Snow is a local input: the climatic data assigned to a Vancouver address is not what the code assigns to the upper slopes of the North Shore, to Squamish or to Whistler.

Wood members are designed to CSA O86, Engineering Design in Wood, and steel to CSA S16, both adopted by reference in the BC Building Code 2024. For residential spans serviceability usually governs rather than strength: a beam strong enough not to break can still deflect or bounce enough to crack tile and jam doors, so deflection and vibration limits are checked alongside capacity. A dropped beam is simplest; a flush beam keeps a clean ceiling but needs hangers and a stronger section.

Then the posts. Each end of the beam concentrates everything the wall used to spread along its length. Posts must be continuous — through the floor framing and any storey below, onto something that can take the load. Bearing perpendicular to grain at the plates is a real check under CSA O86, and squash blocks are often needed.

Why the footing under the new post often matters more than the beam

A stud wall spreads its load evenly along a strip footing. Replace it with a beam and two posts and the same load arrives at two spots. Older Vancouver footings are often narrow, shallow and unreinforced, and a slab on grade is not a footing.

The usual fix is a new pad footing below each post, sized for an allowable bearing pressure suited to the site — which is where local geology enters the design. On the soft Fraser delta silts and sands under Richmond, Delta and parts of south Vancouver, that value is far more conservative than on the stiffer glacial deposits of Burnaby and the North Shore benches. Provincial guidance puts an allowable bearing pressure below 75 kilopascals outside Part 9 altogether, along with deep foundations, underpinning, shoring and foundations subject to slope instability — any of which brings in a geotechnical professional. This is foundations work, and it belongs on the drawing.

Temporary shoring and what WorkSafeBC expects

Shoring holds the floor above while the wall is gone. It goes up on both sides, close enough to catch the joists, and must land on something solid — over a beam or bearing wall below, never mid-span on a joist.

This is a safety obligation, not only good practice. WorkSafeBC's Occupational Health and Safety Regulation, in the part covering construction, excavation and demolition, requires that while a structure is being erected or dismantled the employer ensure all partially assembled structures or components are supported as necessary to safely withstand any loads likely to be imposed on them. The same part also sets out when a notice of project must be filed with WorkSafeBC, which can catch major alterations to larger buildings, so confirm whether your job qualifies.

Sequence matters: shoring is snugged up before any studs come out, and stays until the beam is set, the posts fixed and bearing tight at every connection.

Permits for removing a load-bearing wall in Vancouver

Structural alterations require a building permit, and moving an interior bearing wall is squarely in that category. Vancouver has its own code — the Vancouver Building By-law 2025, in effect since 15 September 2025 and based on the BC Building Code 2024 with Vancouver-specific variations. One Vancouver difference matters here: the by-law sets out additional circumstances, beyond the provincial code, in which a registered professional must be involved, including on Part 9 houses. Assume a sealed structural design in Vancouver, and confirm the rest with the City's Development and Building Services Centre.

A typical permit set contains:

  1. 1Existing and proposed floor plans showing the wall removed.
  2. 2A structural drawing with beam size and material, post locations, connection and hanger details, and a footing detail.
  3. 3Design loads and, if the reviewer asks, calculations.
  4. 4A note or detail covering temporary support.
  5. 5The engineer's seal, signature and date, plus the firm's permit to practice number, which must appear on authenticated documents.
  6. 6Letters of assurance where the authority having jurisdiction requires them.

When letters of assurance apply

Provincial guidance is specific about beams in Part 9 houses. Uniformly loaded steel and glulam beams that can be sized straight from the Part 9 span tables do not require letters of assurance; beams with non-uniform or concentrated loads fall under Part 4 and do. Most real wall removals land in the second group.

Where they apply you will see Schedule B, Assurance of Professional Design and Commitment for Field Review, at submission, and Schedule C-B, Assurance of Professional Field Review and Compliance, once field reviews are done. Bigger renovations in Vancouver can also engage Part 11 of the by-law, which scales the required upgrade to the type of project and can call for seismic upgrading to at least 75 per cent of current-code seismic force levels, with relaxations for unreinforced masonry. A wall removal on its own usually does not reach that threshold, but ask early.

Outside Vancouver

The rest of Metro Vancouver and the Fraser Valley work under the BC Building Code 2024 rather than the by-law. The engineering is the same; forms, checklists, fees and what a building department wants to see differ, and some routinely ask for letters of assurance on Part 9 structural work while others do not. Confirm requirements with your municipality before drawings are prepared.

The live seismic transition is a Vancouver one rather than a provincial one: the by-law lets projects submitted before 15 September 2026 use the previous 2019 seismic rules, with an in-stream period running to 8 March 2027. Outside the city, BCBC 2024 applies as written, and your engineer will confirm which seismic data governs your address.

The order of work is site visit, drawings and calculations, municipal review, then construction with field review. Permit review time is set by your municipality, not your engineer, and fees track scope, site conditions and how many unknowns must be opened up.

Removing a load-bearing wall without an engineer: what goes wrong

The failures we are called to fix follow a pattern. A post lands mid-span on a joist instead of over a bearing point, and the floor above dishes. A beam chosen for strength alone deflects enough to crack finishes. A post sits on a slab with no footing and slowly punches down. The only braced wall on a line disappears, and the lost lateral capacity goes unnoticed until a sale.

Unpermitted structural work surfaces at the worst moment — a sale, an insurance claim, a later permit application. Retro-engineering a wall that is already gone is slower and costlier than structural engineering done before demolition.

Frequently asked questions

Can I remove a wall in a concrete condo or strata building?

Interior partitions in a concrete building are usually non-bearing, but the building is a Part 3 building, so the process is stricter. You will normally need strata approval, sealed drawings, and letters of assurance if the authority having jurisdiction asks for them. Any slab penetration should be scanned first so embedded reinforcement and services are not cut.

How wide an opening can I get without a post in the middle?

It depends on what the wall carries, how much floor depth is available and how much deflection the finishes will tolerate. Longer clear spans need deeper or heavier beams, larger posts and bigger footings, so the scope climbs quickly. A single mid-span post often buys a much lighter, easier and far less disruptive design.

What if a previous owner removed a load-bearing wall without a permit?

An engineer can assess what was done, which usually means opening finishes at the beam ends to see the connections, posts and bearing. If the work is inadequate it can often be corrected in place. How a municipality handles the missing permit varies across Metro Vancouver, so raise it with the building department early.

Does the new beam need to be inspected before drywall goes back on?

Yes. Municipalities inspect framing before it is covered, and where letters of assurance apply your engineer also carries out field review and signs Schedule C-B. Leave the beam, hangers, posts and footings accessible until both sign-offs are done, because uncovering finished work afterwards is slow and disruptive.

Do I need a geotechnical engineer for the new footing?

Usually not for a typical house. The structural engineer sizes the pad using an allowable bearing pressure suited to the site. Provincial guidance puts bearing pressures below 75 kilopascals, deep foundations, underpinning, shoring and slope instability outside Part 9, so any of those brings in a geotechnical professional. Soft Fraser delta soils raise the question more often.
