Vancouver Island stretches roughly 500 km along British Columbia's outer coast, and almost all of it lies within one of Canada's highest seismic-hazard zones — the Island fronts the Cascadia subduction zone, so both new construction and the retrofit of older buildings have to account for significant ground shaking under the BC Building Code. Conditions vary sharply from place to place: exposed west-coast communities such as Tofino and Ucluelet carry heavy Pacific wind and rain loads in a corrosive marine environment, valley and delta sites near estuaries and river mouths can involve soft or potentially liquefiable soils, and higher-elevation and North Island locations see meaningful snow loads. The building stock is just as varied — single-family and wood-frame multi-family housing, tourism and resort structures, small commercial and mixed-use, and the industrial, marine, forestry, and agricultural facilities that anchor many Island economies.
